    Where the game is won

Buyers search by specific area: an apartment in Sant Cugat, a house in Sarrià, a penthouse in Diagonal Mar. The narrower the area, the less competition and the more qualified the lead.

    Dependence on a single channel

Listing portals are useful, but dangerous if they're your only source. We build your own lead generation that doesn't evaporate when fees go up or the rules change.

    Lock-in contracts

We work month to month. We ask for some runway because real estate SEO takes time, but there's no contract tying you down and no penalty for leaving.

Why choose us for your real estate agency’s SEO?

Most agencies rely on two or three listing portals for almost all of their leads. It works until the day the portals raise their fees, change their featured-listing algorithm or start competing with you for the same client. Your own website that ranks is the safety net that spares you that conversation.

    place

    Rankings by neighborhood and area

Buyers are hyperlocal: they search by specific neighborhood, area or town. We create pages for every area you cover, with real content about the area, and tie your brand to that territory instead of fighting over generic city searches.

    shield

    Independence from listing portals

Portals live on bare-bones, identical listings. You can publish what they can't: real prices in the area, how the market has evolved, which schools are nearby, what life in the neighborhood is like. They don't compete there, and that's where you capture buyers before they ever reach the portals.

    Technical management of sold listings

Listings come and go constantly, and every sold property leaves behind an orphan page that drains authority. We set up a redirect and archive system so that turnover doesn't eat away at your work. It's the technical point where most real estate websites fail.

    Integration with your CRM

We connect your real estate management software to your website so listings publish automatically, with the right schema and optimized photos. Your sales team doesn't duplicate work, and you don't depend on someone remembering to update the website.

Frequently asked questions about SEO for real estate agencies

What is real estate SEO and how is it different from regular SEO?

It's the same core work with three constraints specific to the industry. First, your catalog changes every week: every property that sells leaves behind a page that has to be handled technically or it ends up hurting you. Second, location shapes everything, because nobody searches for an apartment in the abstract, they search in a specific neighborhood. And third, you're competing on the same results page with portals that have been building authority for twenty years, so the strategy can't be to attack them head-on but to occupy the ground they don't cover.

Can I compete with the big listing portals on Google?

Head-on, for the most generic searches, no: their domain authority has been built over two decades and can't be matched on an agency budget. What you can do is capture buyers before they reach them, by ranking with research content (buying guides, area analyses) and for specific neighborhoods. The portal publishes a bare-bones listing; you can publish what it's like to live on that street. That's where they can't compete with you.

How does selling a property affect my SEO?

It's the most critical technical point in real estate SEO, and the one most websites get wrong. If you delete the page, you're left with a 404 error that wastes all the authority that listing had built up. If you leave it published as sold, you pile up outdated content that dilutes the site. We implement an automated workflow: when a property is marked as sold, it's permanently redirected to the corresponding area page, and if the listing had generated relevant traffic, the archive page is kept with the appropriate label.

Do I need to sync my listings with my website?

It's highly recommended. If you manage your catalog from a real estate CRM, we can connect it to your website so new listings, changes and removals sync automatically. It avoids double work, sync errors and, above all, a website showing properties that no longer exist, which is one of the things that leaves the worst impression on a buyer.

How long does it take for SEO to make a difference for my agency?

For neighborhood searches in moderately competitive areas, four to eight months to reach the top positions. For highly contested big-city searches, twelve to eighteen months. Map visibility usually moves sooner, between the third and sixth month. Our recommendation is always to start with specific neighborhoods: less competition, less time and far more qualified leads than from a generic search.

How much does real estate SEO cost?

It depends on the number of areas you cover, the volume of active listings, the technical complexity of your current CRM and your goals. After the free initial audit we give you a quote tailored to your case, with no generic package pricing.

Do housing regulations affect what I can publish?

Yes, and it's worth keeping in mind when writing listings. National and regional regulations have been introducing requirements on what information must appear in property advertising, such as energy ratings or price benchmarks in areas declared to be under housing pressure. We review your content against that framework and flag what should be adjusted, although the final decision and legal advice are up to you and your advisor.

Do you only work in Catalonia, or also in Madrid and other provinces?

All over Spain. We work with agencies and agents in Madrid, Valencia, Seville, Málaga and other cities. Real estate SEO works the same way in any Spanish market, adjusting for local pricing and regional regulations. Day-to-day work is remote, and when we need to meet in person, we come to you.

What about visibility in ChatGPT and other AIs?

Increasingly relevant, and especially in this industry: younger buyers start by asking an AI about neighborhoods, prices and how the buying process works, long before they open a portal. We call it GEO, and it works with signals similar to SEO's, but rewards well-structured content with original data. We treat it as a complement, not a replacement.

Do you work on a monthly fee? Is there a lock-in contract?

Yes, a fixed monthly fee with a defined scope: areas covered, volume of listings and content frequency. There's no lock-in contract and no penalty for leaving. What we do ask for is runway, because real estate SEO takes time to mature and judging it after two months makes no sense. If you decide to stop, we hand over all documentation and access.

What do the monthly reports include?

Rankings by area and property type, organic traffic and how it's trending, inbound leads when tracking is set up properly, the technical health of the catalog (sold listings, redirects applied, errors detected) and the work done during the month. Also whatever didn't go as we expected.
